Sedgefield among nation's hottest neighborhoods

Online real estate company Redfin has listed Sedgefield in south Charlotte among its ten hottest up-and-coming neighborhoods nationally. Redfin used its proprietary data to figure out which neighborhoods nationally were seeing the biggest jumps in pageviews on its site. The firm also took into account how many homes were marked as favorites.

Sedgefield, located adjacent to South Boulevard and the booming South End corridor, saw a 122 percent year-over-year increase in pageviews on the site, and a 133 percent jump in favorites per home. Charlotte real estate agent Marcy Prentiss explained why: "Affordability is a big reason Sedgefield is becoming such a hot area right now. The homes on the market don't cost as much as homes in other neighborhoods such as Dilworth and Myers Park, making it an appealing location for homeowners."

Median list price for homes in Sedgefield: $288,950, according to Redfin.

Sedgefield is a big sleeper neighborhood about to have its "moment." The treescape is wonderful, the lots are large and the houses are cheap enough to tear down and build new houses.

Years ago in Charlotte, people kinda looked down their nose at Sedgefield as a sort of cheap postwar extension of the west side of Dilworth. After all, Park Road has always been a big dividing line in this town. But now, with South End and LYNX and Charlotte's enormous growth, the old dividing lines are becoming increasingly blurred. Some have even vanished.

And that's a very good thing.

Used to live in that area and agreed, it is a fantastic spot. However, the area will NEVER reach full potential until the Southgate Apartments are done away with.

Agree re: Sedgefield.

Disagree re: Madison Park - that area has unfortunately been plagued with crime in recent months/years. I bought a cute home in the neighborhood several years ago thinking the same thing...only to watch things go down hill in many ways. Very sad. I hope it can turn back around - the houses are cute, the neighbors are friendly - it just isn't a great place to raise a family these days. Plus, the schools for the district are some of the lowest rated in CMS. If only they'd create true neighborhood schools, our kids would have much better options (myers park).

Yes, same with Madison Park. Also a big sleeper neighborhood.

I think of the Southgate Apartments as more Colonial Village/Collinswood than Sedgefield. But maybe they will come down soon with the new Scaleybark Development proposed by Pappas.

Great location, HORRIBLE schools. I wouldn't send the worst kid in class to Sedgefield Middle.

Sedgefield, Madison Park, Montclaire are all great choices if you're single and/or have no kids.

But if you have kids they usually cannot go to the schools for those neighborhoods if they have any college aspirations at all, since the school assignments are usually terrible.

It's a shame Madison Park is not assigned to Myers Park High, which is actually the closest high school to that neighborhood. I've never understood why the Olde Providence neighborhood is assigned to Myers Park while Madison Park, much closer, moves about from Olympic to Waddell to Harding, to...

Oh well.

If it isn't in Ft. Mill, it doesn't matter! Save your bucks and get into Ft. Mill and out of Charlotte/Mecklenburg/NC...it's all a disaster waiting to happen!

If so, it will be a disaster for Ft. Mill as well.

Sedgefield is a wonderful place with beautiful nature around and also the prices of the houses are less when compared to other regions.
